We have many options for stained concrete.  The  first is a regular stained floor, the floor is stained and then
sealed with acrylic sealer, this is what most stained concrete contractors use these days.  Apples to apples I offer
this option, but I also offer as an upgrade, to stain and wax the floor,  waxing instead of sealing produces a nice
satin to glossy finish that will not scratch and scuff like acrylic sealers will, wax looks cleaner and lasts longer than
acrylic. All of the most beautiful floors for residential are waxed.  Most customers have me come in about 7 to 10
years later to apply a second wax and buff, making the floor look new again.  The next level of perfection is to
diamond polish the floor, this process consists of diamond polishing the floor to a 400 to 800 diamond grit shine,
then staining or dyeing the floor, and then applying a penetrating concrete densifier to seal and also as a
stainguard.  This type of floor is maintenance free for life and is usually found in high traffic commercial areas.  
With polished concrete you can obtain a high shine without film sealers or waxes and provides a safe non-slip
ADA surface.  Again, acrylic sealer will scratch, so waxed finishes are preferred in a residential setting.  And
polished concrete has a high industrial shine suitable for commercial settings, and for some new modern
industrial look homes.

Scoring.  Scoring can be done after the framing is up for tile patterns with borders, or scored before framing for a
tile pattern without borders.  Scoring of tile is performed by first laying out the score pattern with blue chalk, and
then scoring the surface with a special adjustable depth diamond blade on wheels.  Usually a 6"off the wall border
score line and a diagonal 36" tile pattern on the interior is normal.   The width of the score is usually 1/4" but can
be adjusted to 1/8".   You can stain the border a darker color, or leave it the same color as the main area.   
Special designs can be scored into the floor, stars, sundials, suns, carpet patterns, your imagination is the limit.  
Try avoiding extremely tight curves in your design.
I can come out and meet with you anytime to take a look at the slab, and even provide you with color and finish
samples on your slab.  Usually under cabinets, or the washer/dryer area.  This way you'll know exactly what to
expect.  All concrete reacts differently to stains due to differences caused my many factors, so it is best to take a
look at onsite samples.



New Construction Pricing
For a 900 to 3000 sq/ft home the price is as follows:
For stained and sealed concrete           per sq/ft
For stained and waxed concrete             per sq/ft
For commercial polished concrete         to            per sq/ft depending on concrete density, depth of cut,
and final gloss factor



To these prices add tile & border scoring, usually about         to     for 36" diagonal tile.

Add floor construction protection (custom fit ThermoPLY) to continue construction is .43 cents per sq/ft
Thermoply is 1/4" thick siding with waxed sides and comes in 4x8 sheets, custom cut to fit
and it is joined with tyvek tape.


The best time to stain is just after the framing is up and the roof is on, "dried in", definitely before the
mechanical contractors come in and make a mess on the floor with glues, food, etc. I can usually get in, clean and
prep the floors, stain and seal/score/wax in about 3 days, working through the weekend to keep your general
contractor on track with minimal disruption.
